Should you use more than one Estate Agent to sell your home?

It is a question that is often asked when you’ve previously tried to sell and been unlucky.

Once upon a time this would the perfect strategy for anyone selling their home, it was a way to make sure that the property was seen across all geographical areas at all costs.

Today we have property portals. When they were introduced this is when everything changed. Almost all buyers (93% at least) look online to find their new home, often browsing the portals such as Zoopla, OnTheMarket, Rightmove etc.

You would think that seeing a property listed on the same portal a numerous amount of times would be beneficial but actually the short answer is that it’s not. If a buyer spies your home listed several times online, it can come across as annoying and at worst misleading.

Another factor to keep in mind is how does it look to a buyer if you as the seller have instructed more than one agent to sell your home? Desperate perhaps? In need of an urgent sale? This could influence low offers straight away, whilst genuine buyers may stay away completely, fearful of being stuck with a property that looks like will struggle to sell when their time comes to move on.

 

Here are some of the things a buyer will be thinking when they see your home listed more than once:

 

“Why is it on with two agents?”

“Have they struggled to sell?”

“There must be something wrong with it”

“Maybe I can get a bargain, I could offer really low if they are desperate to sell”

 

Your buyers have now got too many questions and not enough answers.  They have to choose which agent to call and, in the end, they simply won’t bother, it’s not easy enough for them.

What do you do next?

  • Make it easy.
  • Remember, nobody wants a house that nobody wants so don’t look desperate.
  • Quite simply – find an agent that you love, makes you feel at ease and gets results. You’ll have a simpler move and achieve the best price possible.

 

When you decide to sell your home, our advice is to choose your agent very carefully, and focus all your efforts on making that relationship work.

So do your research, pick slow, pick wisely and have faith in your chosen agent.
