    GARDEN VIEW, WATER STREET The location is between Water Street and Bro Dawel, Aberarth, Ceredigion.

    The site is located on land between Water Street and Bro Dawel in the village of Aberarth, which is classed as one of four linked settlements to the key settlement area of Aberaeron (Llwyncelyn) in the Ceredigion Local Development Plan (LDP). The current structure and garden, which extends to 0.2 ha in area, is within the existing residential settlement of Aberarth.

    ACCESS access to the site is gained directly off Water Street, as illustrated in Figure 1 (see photos) It is currently abutted on both sides by dry stone walls and serves an un-surfaced area of land used as an area for private vehicle parking and which is also in the ownership of our client. This land is bordered on three sides by the boundary fences and hedges of neighbouring residential properties.

    SITE FEATURES the site is comprised of a cottage of stone construction with a slate roof and glazed windows within a larger plot of land, as shown on the following location plan, together with the access and parking area described in the previous paragraph.

    PROPOSED DEVELOPMENT the proposal is to replace the existing structure, which has an internal floor area measuring 28 sq.m, with 1 no. replacement dwelling in the region of 150 sq,m, occupying a different footprint within the site. This will allow for better utilisation of the land in question and will enable the provision of a well-designed, low carbon dwelling capable of meeting the standards of modern living.

    LANDSCAPING the existing trees and hedgerows will be retained and new planting introduced in accordance with recommendations contained in the Preliminary Ecological Survey and to ensure privacy and security.

    UTILITIES The cottage can easily be linked to mains facilities (water, foul water and electricity) and there is ample land the provide dedicated parking on land.
